Preparing your property for listing

The next step is to get the legal paperwork ready, so the transaction is not held up later:
- –Title deed (Escritura) and land registry extract (Nota Simple).
- –Energy performance certificate and occupancy licence.
- –Proof of IBI payment and confirmation of community fee payments.
- –Utility bills, your identity document and NIE.

Once an offer is accepted, the transaction moves through the formal stages: a reservation agreement, a private purchase contract and the final signing before a notary. Selling remotely
You do not need to be on Costa del Sol in person. Many of our clients live outside Spain and manage the entire sale remotely – we handle the viewings, liaise with your legal team and keep you informed at every stage.
With a power of attorney, your lawyer can sign before the notary on your behalf, so you do not need to travel for the final signing.
